The walkthrough
$350A complete service in itself. Most people book this and nothing else.
I come to the house and go through it room by room, usually about two hours. You'll get straight answers on what's worth selling, what's worth donating, what to keep, and what's honestly just junk. Most people have never been told that last one plainly, and it's usually the thing standing between them and being able to start.
I'll flag the pieces likely to do better somewhere other than a tag sale, and tell you where they should go instead, whether or not that's with me. You get all of it in writing.
Plenty of homes don't need a full estate sale, and I'll say so if yours is one of them. If you do go ahead with a sale, the $350 comes off the commission.
If it's a fit
The sale

That's more than a company that runs a weekend and leaves, and it should be. It covers staging and pricing the whole house, the sale itself, and then placing the pieces that deserve better than tag-sale money through the shop, the website, Instagram, Etsy or eBay. A good brass lamp sells for one number on a folding table and another number to someone who was looking for it.
Donation coordination is included rather than billed back to you as haul-away. Nothing gets discounted just to make it move. Afterward you get full accounting and your payout.
I'm selective about which homes I take on. Contents, condition and your timeline all factor in. Tell me your deadline first, and if I can't work to it I'll say so at the start rather than three weeks in.

What happens to everything else
A sale only ever covers part of a house. This is the part people actually worry about.
Donation
Anything usable that doesn't sell goes to local charities wherever I can manage it, Habitat for Humanity among them. Included, not an extra.
Light clearing
For a small amount of unsellable material I can help with removal. Bagged items, small furniture. An add-on, and only for homes I'm already working in.
The heavy stuff
Full clean-outs, dumpsters, heavy hauling. I'll put you with people I trust, and you'd deal with them directly rather than through me.
